Louis Peter Cotrone is the Founder and Chief Executive Officer of X Real Estate Group, where he leads the firm’s strategic vision, platform development, and execution across commercial real estate, deployment infrastructure, and specialized advisory verticals. His leadership emphasizes systems-based execution, localized expertise, and operational rigor across retail, mixed-use, and adaptive asset strategies.
Louis’s foundation in performance and leadership began with his collegiate career as a Division I football student-athlete at Marist College, where he competed with dedication and balanced rigorous academics with athletics. Following his collegiate career, he pursued professional football in Europe, where he attained distinction as captain of the Italian National American Football Team and guided the squad to its first European Championship appearance in 35 years. During his tenure, he was ranked as one of Europe's top 50 players and twice received Italian National Team MVP honors, bringing strategic leadership and competitive excellence to international competition. Louis is fluent in both Italian and Spanish and holds dual Italian citizenship, bringing valuable multicultural and international perspective to his professional work.
Born and raised on Long Island, Louis became involved in real estate early through his family’s investment and development interests. He has since built a career executing complex commercial real estate engagements, with particular depth in urban retail corridors, mixed-use environments, and market expansions. As he scaled his career, he identified structural inefficiencies in traditional brokerage practices and responded by architecting a proprietary operating infrastructure tailored for repeatable, data-driven decision-making.
At X Real Estate Group, Louis is the principal architect behind the firm’s internal platform infrastructure, including XOS (X Operating System) — a proprietary, AI-enabled operating and intelligence framework that synthesizes market signals, owner engagement data, underwriting logic, and workflow automation into a unified execution engine. XOS continuously improves through iterative learning from market interactions, enabling persistent intelligence, optimized outreach, and consistent performance.
Louis also developed Block Market, a deployable real estate activation platform that transforms underutilized space into structured, revenue-generating environments through engineered infrastructure, governance standards, tenant orchestration, and scalable deployment playbooks. After earning a business degree from Marist College, where he also played Division I football, Nicholas applied his disciplined and team-oriented mindset to the real estate industry.
Nicholas has developed a reputation for navigating complex transactions, property management, and development projects with precision. His hands-on approach enables him to drive successful outcomes for clients and stakeholders.
Beyond commercial real estate, Nicholas has built a strong financial planning practice with Prudential Financial, demonstrating his strategic thinking and client-focused approach across all facets of business. His ability to analyze financial data and market trends positions him as a valuable asset in structuring and executing high-level deals.
Trevor Sterry

A graduate of Marist University, he earned his degree in Communications in Fall 2024 while excelling as a wide receiver for Marist’s Division I football team. Since joining X Real Estate Group in early 2024, Trevor has quickly advanced, making a strong impact through his tenacity, drive, and interpersonal skills.
He is particularly focused on strategic market research, client relations, and supporting leasing and investment initiatives. His ability to build strong relationships and adapt to fast-paced environments makes him an invaluable member of the team.
